Privately Financed Student Housing - Emerging Social Infrastructure Sector in Poland
Higher education is one of the most essential social needs and its importance will only increase. Poland is home to almost 900 thousand full-time student community; one of the largest in Europe. Only a small fraction of them (less than 10% in most academic cities) has access to any type of purpose-built student accommodation, the majority of which is in poor conditions.
At the same time, the demand for high quality student accommodations is growing quickly, driven by the increasing expectations of students and universities, which increasingly compete for international students. As the increase in supply of publicly financed dormitories has been negligible in the past decades, this creates a great opportunity for privately-financed student housing projects, which can be delivered in either PPPs or commercial user-pay models. In either model, they are an important part of urban infrastructure, with stable and non-cyclical underlying demand.
Over the past 5 years, first privately-financed PBSAs have been launched, so some experiences can be already shared among the project sponsors, academic community, advisors and financiers involved in this very interesting and prospective asset class. The event will also include the view on the prospects of Polish market through the lenses of experiences from more developed PBSA geographies in Europe.
